From Blueprint to Completion: The Build Timeline

A Lookout Tower moves from concept to completion in four distinct phases. Understanding each phase — its duration, its deliverables, and its decision points — is essential for owners who want to be informed participants in the creation of their tower.

Phase One: Site Assessment (4–6 Weeks)

Every build begins with a comprehensive site assessment. Our team conducts geological surveys, environmental impact studies, access route evaluation, and regulatory review. We assess soil bearing capacity, water table depth, wind exposure, solar orientation, and ecological sensitivity.

This phase also includes consultation with local planning authorities to understand permitting requirements and timelines. In some jurisdictions, the permitting process can add three to six months to the overall timeline — we identify these constraints early so owners can plan accordingly.

Phase Two: Design Development (8–12 Weeks)

With site data in hand, our architects create the tower configuration optimized for the specific location. This isn't a matter of placing a standard design on a new site — each tower is adapted to its geology, climate, view corridors, and access conditions.

Owners participate in the design process through a series of review sessions where they select finish packages, furniture configurations, and optional upgrades. We present photorealistic renderings that show how the tower will look in its actual landscape, at different times of day and in different seasons.

Phase Three: Fabrication (10–14 Weeks)

Structural components are precision-manufactured off-site at our partner fabrication facilities. Steel is cut, drilled, and trial-assembled to verify fit. CLT panels are CNC-milled to exact dimensions. Glazing units are fabricated and coated. Mechanical, electrical, and plumbing systems are pre-assembled into modular packages.

This off-site approach has two critical advantages: quality control is higher because work occurs in controlled factory conditions, and on-site construction time is dramatically reduced — minimizing disturbance to the natural setting.

Phase Four: Assembly & Finishing (6–8 Weeks)

The shortest phase, thanks to our modular approach. Components arrive on site in sequence and are assembled by a specialized crew of eight to twelve people. The structure is typically weather-tight within two weeks, with interior finishing and systems commissioning occupying the remaining time.

We conduct a comprehensive commissioning process that tests every system — structural, mechanical, electrical, plumbing, and smart home — before handover. The owner receives a complete operations manual and a walkthrough with our facilities team before taking possession.
