The Lookout Towers franchise model is built on a simple premise: exceptional locations deserve exceptional architecture. Our partner program provides qualified developers with everything needed to bring a Lookout Tower to their region.

From proprietary design systems and construction specifications to booking platform integration and brand standards — we're selective about partners because every tower carries our name and our promise of quality.

What We Provide

Franchise partners receive access to our complete design library — a set of tower configurations that have been refined through years of construction and guest feedback. These aren't generic plans; they're precision-engineered systems that account for structural performance, guest experience, operational efficiency, and aesthetic coherence.

Beyond design, we provide construction management consulting, supply chain access (including our preferred fabricators for steel, CLT, and glazing), and integration with our centralized booking and management platform. Partners benefit from our brand recognition, marketing infrastructure, and guest loyalty network from day one.

Partner Selection

We evaluate potential partners on three criteria: site quality, financial capacity, and alignment with our values. Site quality is paramount — we will not franchise a tower in a location that doesn't meet our standards for natural beauty, accessibility, and environmental sensitivity.

Financial capacity ensures that partners can build to our specifications without cutting corners. And values alignment means partners who share our commitment to sustainability, architectural integrity, and guest experience over short-term profit maximization.

The Economics

Our franchise model is structured as a licensing arrangement rather than a traditional franchise fee. Partners pay an initial licensing fee that covers design adaptation, construction consulting, and platform integration. Ongoing fees are structured as a percentage of gross revenue — aligning our interests with our partners' success.

We currently have franchise towers operating or under construction in seven states, with international expansion planned for 2027. Each new tower strengthens the network, driving cross-referral traffic and reinforcing the brand's position as the leading name in architectural retreat hospitality.
